About us
We are a growing business operating in the UK property management sector. As our team continues to expand, we are looking to hire a Residential Property Business Development Manager who will serve as the landlord’s primary commercial representative.
Main purpose of this job
The core mission is to drive asset performance by securing high-quality tenants, minimising void periods, and optimising rental yields.
This role will also act as the strategic bridge between the property owner and the market. While the priority is channel and tenant acquisition.
The role will also leverage our internal maintenance capabilities and external supplier network to create additional value and revenue streams for the portfolio.
Key Responsibilities
Channel Expansion & Tenant Acquisition
Agency Management: Proactively manage relationships with external letting agencies. Negotiate Terms of Business that prioritize the landlord’s ROI and ensure our properties receive "prime" exposure.
HNW Pipeline: Build a proprietary database of High-Net-Worth (HNW) prospective tenants to reduce reliance on third-party platforms and foster long-term loyalty.
Market Analysis: Monitor UK market trends, developer insights, and competitor pricing to provide the Director with data-driven rental strategies and risk assessments.
Strategic "Landlord Representative" Negotiation
Deal Structuring: Review and negotiate lease terms with a "win-win" mindset, ensuring commercial terms are robust, risk-mitigated, and conducive to asset growth.
Developer Liaison: Maintain contact with developers to gain early insights into market shifts and potential new market opportunities.
Service Development & Supply Chain
Maintenance Service Opportunities: Identify and assess potential value-added service opportunities related to property upkeep, refurbishment and tenant experience, such as painting, routine repairs and light refurbishment works, including possible collaboration with external clients or partners where appropriate and in line with business priorities.
Supplier Excellence: Scout and vet high-quality specialist contractors to build a trusted “Preferred Supplier List,” ensuring the tenancy management team has access to reliable resources to maintain strong standards of property care and tenant satisfaction.
Leadership & Compliance
Team Lead: Manage and develop supporting team members, ensuring all property introductions and viewings reflect the firm's premium brand.
Risk Mitigation: Ensure all market-facing activities comply with UK regulations, supporting a steady yet progressive approach to growth.
Essential Requirements
Relevant Experience: Over 5 years’ experience in Asset Management, Landlord Representation, or a senior commercial role within the property sector.
Commercial Acumen: You have a sharp "deal-making" instinct and are driven by efficiency and results. You think like an owner, and act with commercial accountability.
Communication skills: Excellent written and spoken English, with the confidence to manage negotiations with agents, developers, and other market participants. Chinese-speaking would be a strong advantage.
Opportunity-led Mindset: A proactive and commercially creative thinker who can identify and assess potential value-added service opportunities related to property upkeep and tenant experience, in line with business priorities and operational considerations, while remaining focused on occupancy and income growth.
Regulatory Awareness: A solid understanding of the UK rental market and a proactive approach to compliance, risk management, and best practice.
Nice to have
Cantonese or Mandarin language skills would be advantageous where helpful for cross-border stakeholder communication.

Location: Vauxhall-based office, with convenient access to central London and excellent public transport links
Remuneration: Competitive salary and benefits package, £72,000–£75,000 per annum, plus up to 30% KPI-linked bonus
