FindCore are thrilled to be assisting an established property consultancy with the recruitment of a Property Manager – Block Management.
Permanent position. This role will be based in Kerry Hill, Leeds, with regular travel to managed properties and client sites.
The successful candidate will manage the day-to-day running of a residential block-management portfolio, working closely with the Senior Leadership Team and acting as a key point of contact for leaseholders, contractors and on-site teams.

Key Responsibilities
Manage a portfolio of residential blocks and properties with shared communal areas.
Oversee repairs, cyclical maintenance and planned maintenance programmes.
Conduct regular site visits and ensure properties are managed proactively.
Manage all health and safety and compliance matters, ensuring records remain accurate and up to date.
Prepare and manage annual service-charge budgets alongside the Accounts team.
Monitor communal expenditure and secure best value for leaseholders.
Deliver a high standard of customer service to leaseholders, residents and clients.
Act as the primary point of contact for concierges, contractors and leaseholders.
Keep up to date with relevant property legislation and ensure requirements are implemented.
Oversee major works projects and manage the Section 20 consultation process.
Prepare annual budgets and chair Annual General Meetings.
Obtain quotations, appoint contractors and monitor the quality of completed work.
Assist with building insurance claims and liaise with relevant third parties.
Interpret leases and provide guidance on leaseholder and management responsibilities.
Review and respond to pre-sale enquiries.
Identify and pursue opportunities to win new block-management business.
Work closely with the Senior Leadership Team to support the wider operation of the portfolio.
Skills & Experience
Previous experience within block management would be highly advantageous.
Applications will also be considered from candidates with general property management or facilities management experience who are looking to progress into block management.
Good understanding of residential property maintenance, compliance and health and safety.
Experience managing contractors, repairs and planned works would be beneficial.
Exposure to service-charge budgets and Section 20 consultation processes would be advantageous.
Strong customer-service and stakeholder-management skills.
Confident communicating with leaseholders, residents, contractors and senior colleagues.
Strong organisational skills with the ability to manage multiple properties and competing priorities.
Proactive approach with strong problem-solving abilities.
Adaptable, hands-on attitude and willingness to support different areas of the business.
Strong Microsoft Office skills, including Outlook, Excel and Word.
Full UK driving licence and willingness to travel regularly to managed properties.
