Harper May is working with a London-based property developer and contractor backed by institutional capital. The business has completed £200m+ in projects over the past three years and is expanding its development pipeline across mixed-use and residential schemes. The finance function is growing to match the scale of delivery, and they are now seeking a Finance Analyst to provide sharper commercial insight into project execution and profitability.
The Role Reporting to the Finance Manager, you will own financial analysis and reporting for active projects, working directly with site teams, commercial managers, and the CFO. You will translate project data into clear, actionable commentary that informs investment decisions and protects margin. This role sits at the intersection of finance and operations - you will be visible across the business and expected to challenge cost movements and forecast accuracy with confidence.
Analyse project-level P&L, forecast outcomes, and track performance against approved budgets
Produce weekly and monthly reporting packs with clear variance explanation and forward-looking insight
Monitor cash flow, retentions, and working capital movements across the project portfolio
Support the commercial team with cost-to-complete analysis and margin protection recommendations
Build and maintain financial models for bid support and post-project review
Partner with operations to identify financial risks and improve reporting discipline
Assist with year-end close and statutory audit requirements
What we are looking for
ACCA, ACA, or CIMA qualified, or equivalent accounting experience
Hands-on experience in property, construction, or engineering - preferably in a project-based setting
Solid knowledge of project accounting, WIP valuation, and cost-to-complete methodologies
Confident with Excel, financial modelling, and building automated reporting tools
Commercial mindset - comfortable engaging with senior stakeholders and asking difficult questions
Organized and pragmatic under pressure in a growing business environment
