Contracts Manager (Curo Enterprise)

Running several sites at once is a different job from running one. You’re delivering through your Site Managers, holding multiple programmes in view, and making key decisions.
At Curo Enterprise, we build homes to fund something bigger — the affordable housing and community work at the heart of Curo, the housing association we’re part of. You lead your Site Managers, own the delivery and build to a standard you’re proud of — bringing our Quality Homes objective to life on the ground.
We’re looking for an experienced Contracts Manager to take charge of delivery across our developments — leading site teams to bring projects in on time, on budget and to a quality the business can stand behind.
What you’ll be doing
• Leading and supporting your Site Managers to deliver build programmes safely, on time and to the highest quality
• Setting up new sites and putting the Construction Management and Health & Safety plans into practice
• Running project and contract meetings, agreeing rolling programmes with Site Managers and holding delivery against them
• Spotting delays and variations early across your sites, then agreeing the action plans to recover them
• Owning health and safety across your developments, making sure site practices meet legislation, CDM regulations and Curo’s own standards
• Keeping a firm grip on commercial performance — appraising costs, managing budgets and protecting value for money
• Overseeing quality inspections and working with NHBC, LABC and statutory bodies to keep schemes compliant through to adoption
• Reporting to the Construction Director and giving the senior team a clear, honest picture of where every site stands

More about you
You’ve run multiple sites at once and know what it takes to deliver through other people — getting the best from your Site Managers, keeping several programmes on track and stepping in with the right call when one starts to drift.
You think commercially as well as operationally. You can read the financial picture across your developments, manage budgets and design development within them, and you grasp the contractual side when disputes or variations arise. You hold the detail — drawings, specifications, complex programmes — while keeping the wider view.
You lead by building relationships, and you stay calm and decisive when priorities pull in different directions.
• Substantial experience managing construction sites, ideally across private and social housing
• Strong commercial awareness — appraising performance and managing delivery within budget
• A solid grasp of health and safety legislation and CDM regulations
• Confident with project management software (Asta Powerproject is a plus, not a must)
• A full driving licence and access to your own transport for site visits
A Diploma in Construction Management is welcome, but we’re just as interested in people who’ve built that knowledge on site.
